Privacy Policy

This policy explains what data Best Property Jakarta ("we") collects through this site, why, on what basis, who it is shared with, and your rights over it, under Law No. 27 of 2022 on Personal Data Protection.

Who manages your data

Best Property Jakarta is the controller of the personal data collected through this site. The site, visit records and our messaging are run with the help of a technology service provider that acts as a personal data processor on our behalf. That provider processes data only on our instructions and for the purposes described in this policy, is bound by an agreement with us, and may use infrastructure providers such as hosting and cloud computing services under the same obligations. We remain responsible for that processing. You can ask us for the provider's name through the contacts at the end of this policy.

Data we collect

  • When you contact us. This site's contact options are WhatsApp and phone. When you send a WhatsApp message, we receive your WhatsApp number and profile name, the message, and the unit or project you ask about. A message opened from a button on this site already carries a short reference code, so our agent knows which page you were looking at.
  • Visit records. The pages and units you open, reading time, the buttons you tap (for example WhatsApp, phone, gallery, map), the site or ad you came from (including campaign parameters such as utm, gclid and fbclid), your device and browser type, your device's time zone, and an approximate city from your IP address. These are kept with a random identifier in your browser's storage. A visit record is only linked to your number after you send a WhatsApp message from a button on this site, so our agent can help you with the units you viewed.
  • Google Analytics. Visit statistics, explained in the Google Analytics section below.
  • Your device's location, if you allow it. Explained in the Location section below.
  • Data on your device. Units you save as favourites stay in your browser only. If you tap like on an agent's profile, the like count is recorded on our server with your browser's random identifier, without a name or number.
  • Titip Properti form. The name, WhatsApp number, property type and location, asking price and notes you enter.

How the data is used and on what basis

  • To answer and follow up on your enquiry about units, prices, pricelists and viewings. The basis is your own request before any agreement.
  • To measure and improve our site and our ads (visit records and Google Analytics). The basis is our legitimate interest in knowing which pages and units draw interest and which channels bring visitors. We weigh that interest against your rights: the data is limited to behaviour on this site, is not sold, and you can refuse it as described below.
  • To show our ads again to people who visited this site (retargeting, with Google), and to measure which ads bring enquiries. The basis is our legitimate interest in reaching people who have already shown interest in our properties; you can refuse it as described below.
  • To sort properties by distance and help our agents offer units near you. The basis is your consent through the browser's location permission.

Google Analytics

This site uses Google Analytics 4 from Google for visit statistics. Google Analytics runs when a page opens and sets two cookies in your browser:

  • _ga, to tell one visitor from another, kept for about 2 years.
  • _ga_<ID>, to keep the state of a visit session, kept for about 2 years.

The data sent to Google covers the pages opened, the buttons tapped, where the visit came from, device and browser type, and an approximate city. According to Google, Google Analytics 4 does not log or store IP addresses. Google's advertising features are on: Google may use this data to show our ads again to people who visited this site (remarketing) and to measure our ads. Google Analytics does not run for a browser that sends Do Not Track or Global Privacy Control. The data is processed on Google's servers, which may be outside Indonesia.

How to refuse. You can:

  • block or delete this site's cookies in your browser settings, or browse in private mode;
  • install Google's Google Analytics Opt-out Browser Add-on: tools.google.com/dlpage/gaoptout.

Refusing Google Analytics does not limit the site. Our own visit records use browser storage and can be removed by clearing this site's data in your browser settings.

Your location

The first time you open the site, your browser asks whether this site may know your location. If you allow it, the location is used to sort properties from the nearest and is also recorded on our server with your visit record, so our agents can offer units near you if you contact us. It is kept for up to 12 months and you can ask us to delete it at any time. Your browser also keeps the last location on your device for up to 24 hours so it does not ask again.

If you decline, the site works as usual with the default order. You can withdraw the permission at any time in your browser's site settings.

Third-party content

Some pages show Google Maps and videos or posts from YouTube or Instagram. When that content loads, its provider may receive your IP address and browser data and set its own cookies, under its own privacy policy.

Sharing

We do not sell your data. It may be passed to:

  • a technology service provider acting as a processor on our behalf, together with the hosting and cloud computing providers it uses, to run the site, visit records and message management;
  • Google, for Google Analytics and Google's advertising;
  • WhatsApp (Meta), the messaging service you use to contact us;
  • the unit's owner or the project's developer, if you go on to a viewing, booking or transaction;
  • the authorities, where the law requires it.

Some of these providers may process data outside Indonesia.

How long data is kept

  • Conversations and contact details: as long as needed to handle your enquiry and transaction, then deleted or anonymised unless the law requires us to keep them longer.
  • Visit records, including a location you allowed: up to 12 months after the last visit.
  • Google Analytics: for the data retention period set in Google Analytics; aggregated reports without identity may be kept longer.
  • Data in your browser (favourites, the random identifier): until you clear it in your browser settings.

Your rights

Under the Personal Data Protection Law, you have the right to:

  • be informed of who we are and the basis and purpose of processing your data;
  • access your personal data and obtain a copy;
  • complete, update or correct inaccurate data;
  • ask us to stop processing, or to delete or destroy your data;
  • ask us to suspend or restrict processing;
  • withdraw consent you have given, including the location permission.

Send your request through the contacts below. We may ask you to show that the number or data is yours before acting on it, and we respond within the time set by the regulations.

Security

We and our providers use encrypted connections (HTTPS) and limit access to the agents and staff who need it. If a personal data protection failure affects you, we will notify you as the regulations require.
