What a monthly price means

The price shown is per month, not a one-month contract. The owner sets the minimum term and it differs by unit; most units are leased for at least one year and some owners accept six months. Payment terms, including how many months are paid in advance, differ by owner. Tell us how long you need to stay and ask which units have terms that fit before any viewing.

• electricity, water and internet: included or separate
• the service charge: who pays it
• parking and access cards: how many come with the unit

For newcomers and assignees

A monthly listing makes most sense for a posting shorter than a year, a family waiting for a house, or a newcomer who wants to learn the city before committing. If your employer is paying, agree whose name is on the lease; a company appointed as a tax withholder deducts final income tax on the rent under PP 34 of 2017. Viewing several areas in one day

Many newcomers have only a day or two to see units. To make that day count, plan the viewings like this:

1. Shortlist from the photos and cards first. Pick three to five units whose terms fit (minimum term, currency, furnishing) before you set out, so no travel time is lost on a unit that fails on terms.
2. Order them by location. Group nearby areas, for example Kota Kasablanka with Kuningan and Setiabudi, then Senopati with Kebayoran Baru. Crossing back and forth between areas uses up the day in traffic.
3. Leave gaps between viewings. Travel times in South Jakarta change a great deal by hour, so leave room in the schedule and avoid rushing the next unit.
4. Try the commute from one unit: if you can, book one viewing at the hour you would leave for work and travel from that unit to your workplace.
5. Record every unit the same way: photograph each room, note the building name and unit number, and fill in the same checklist, so the comparison that evening does not rely on memory.
6. Bring your documents: carry a copy of your ID, so if a unit fits you can start discussing the lease straight away.
