Apartment Viewing Checklist for Renting at Casa Grande

Your apartment viewing checklist for Casa Grande
Photos in a listing help you narrow down options, but a viewing in person cannot be replaced. Many small problems do not show up in photos, and it is easier to discuss them before you sign than after.
Below is the checklist we normally use when we accompany clients viewing rental units at Casa Grande Residence. You can browse current options on the Casa Grande apartment rental page.
Before you go
A little preparation makes the visit much more useful.
- Choose 2 to 4 units to see in one visit, so you can compare them straight away.
- Prepare a list of your needs: number of bedrooms, lease length, budget, and when you want to move in.
- Visit during the day if possible, so you can see natural light and the view clearly.
Checking the condition of the unit
Take your time in each room and test things rather than just looking at them.
- Switch on all the air conditioners and check that each room cools evenly.
- Open the taps in the kitchen and bathroom; check water pressure, hot water and drainage.
- Inspect walls and ceilings for signs of leaks or mould.
- Try every power socket and light.
- Open the windows and balcony door; make sure the locks work and there are no gaps.
- Listen for noise from the corridor or the neighbouring unit.
Furniture and appliances
Almost all rental units in our catalogue are fully furnished. Compare the furniture with the listing photos, then check each item: bed, sofa, dining table, fridge, washing machine, stove, microwave and TV.
Note anything damaged or worn so it can be repaired before you move in or written into the handover report.
Costs and building rules
Ask these questions before you commit, and get the answers in writing where possible.
- Does the price include the service charge and internet?
- How much is the deposit and when is it returned?
- How is the rent paid?
- What are the rules on guests, parking and pets in that tower?
- Who pays for small repairs during the lease?
- Are there rules on renovation or hanging things on the walls?
Documents and the lease agreement
Ask for the draft lease before payment day and read it calmly. Make sure the owner's name in the agreement matches the party receiving the payment.
- Include the lease term, price, deposit, payment method and the furniture list.
- Keep proof of every payment.
- Ask what happens if either side wants to end the lease early, and write the agreement into the contract.
- Make sure there is an emergency contact for the owner or manager for urgent problems such as a water leak.
The area around the unit
Spend a few minutes walking from the lobby to the unit. Notice the distance to the lift, the rubbish area and the mall access.
At Casa Grande, direct access to Mall Kota Kasablanka is one of the biggest advantages, so check that the route is comfortable for you.
Document everything at handover
On handover day, photograph every room and every piece of furniture, and keep the photos with the handover report signed by both sides. Record meter readings if relevant.
This documentation makes getting your deposit back at the end of the lease much easier.
