Apartment Service Charge in Jakarta: Monthly Costs Explained

Apartment service charge in Jakarta: why monthly costs matter
The rent or purchase price is not the only figure to consider when choosing an apartment. Every month there are costs attached to the unit, and they can differ quite a lot from one building to another.
This guide explains each cost component and how to check it before you commit.
Service charge (IPL)
The service charge, known locally as IPL (iuran pengelolaan lingkungan, or environmental management fee), pays for building upkeep: security, cleaning of common areas, lifts, the swimming pool, gardens and management staff.
It is generally calculated per square metre of the unit's floor area, so a larger unit pays more.
Sinking fund
A sinking fund is a reserve for major future repairs to the building, for example replacing lifts or repainting the facade. It is usually billed together with the service charge and is also calculated per square metre.
Utilities
Electricity, water and gas are charged according to the unit's usage. In many buildings the bill is sent by the building management rather than directly by the provider.
Check the unit's electrical capacity: a unit with higher capacity is more comfortable if you run several air conditioners at once.
Who pays what
For an owner, the service charge and sinking fund are the owner's obligation. For a tenant, the split depends on the agreement. Make sure the split is written clearly in the lease.
- Some owners rent out at a price that already includes the service charge.
- Others ask the tenant to pay the service charge separately.
- Utilities are almost always paid by the resident.
How to check before you sign
Before renting or buying, ask the unit owner for a sample of the most recent monthly bill. Also ask whether there are any unpaid service charges, because in some buildings arrears can delay issuing an access card to a new resident.
If you are buying, check this before paying the booking deposit.
How we help
For every unit we market, we ask the owner for the monthly cost breakdown, so you can compare the total cost and not only the rent. Ask us for the breakdown of any unit you are interested in via WhatsApp.
