When a monthly two-bedroom makes sense

• Just arrived in Jakarta as a couple or a small family. A first stay at Casa Grande gives you time to learn the city before choosing where to settle.

Three things people miss on a monthly two-bedroom

Currency: most units are priced in rupiah, and a few owners quote US dollars. Make sure the payment currency and any exchange rate are written into the lease.

Advance payment: a monthly price does not mean you pay month by month. Payment terms, including how many months are paid in advance, differ by owner. Ask before viewing, so you only see units that fit your starting budget.

Inventory: monthly two-bedroom units on this list are generally furnished. The more furniture a unit has, the more the signed inventory list matters, because it decides how much of your deposit comes back.

The second bedroom as a workspace

If one of you works from home during the lease, the second bedroom will be used every day. On the viewing, test these in that room, not only in the living room:

• Internet: ask what connection is installed and who pays the subscription. If you can, run a speed test from the second bedroom on your phone.
• Mobile signal: try a call from inside the room with the door closed.
• Sockets and light: count the sockets near where the desk would go, and check whether the window gives enough daylight.
• Noise: listen for the air conditioning, lifts and street from inside the room; video calls are easier in a quiet space.
• Desk and chair: if they are not on the inventory, ask whether you may bring your own and where the owner's furniture could be stored meanwhile.

Paperwork for newcomers

Required documents differ by owner; usually the tenant's ID, or passport and stay permit for foreigners. If your employer is paying, ask whether the lease will be in the company's name; a company that withholds tax will deduct final income tax on the rent under PP 34 of 2017, and the owner should agree to that up front.
